Position Summary
We are seeking a skilled Building Automation Systems (BAS) Construction Technician / Programmer to support the installation, startup, programming, commissioning, and turnover of building automation and HVAC control systems throughout the Raleigh and surrounding markets. This role combines field construction expertise with controls programming, troubleshooting, system testing, and commissioning responsibilities.
The ideal candidate will have strong hands-on experience with HVAC systems, building automation controls, electrical systems, and commissioning activities. This position requires close collaboration with project managers, field supervisors, subcontractors, equipment vendors, commissioning authorities, and end users to ensure systems are fully operational and meet project requirements.
Regular travel to project sites throughout North Carolina and surrounding states may be required.
Job Responsibilities
Required
- Install, program, commission, and troubleshoot Building Automation Systems (BAS) and HVAC control systems.
- Perform system readiness inspections to verify equipment and control systems are complete and ready for startup, testing, commissioning, and turnover.
- Verify that mechanical, electrical, controls, and network prerequisites have been completed prior to startup and functional testing.
- Configure and program BAS controllers, graphics, trends, alarms, schedules, and sequences of operation.
- Perform point-to-point verification, controller checkout, and controls startup activities.
- Identify and resolve deficiencies involving mechanical, electrical, controls, networking, and integration systems.
- Coordinate corrective actions with project teams, subcontractors, mechanical contractors, and electrical contractors.
- Support startup and commissioning activities for HVAC equipment including air handlers, chillers, boilers, pumps, VAV systems, RTUs, and related equipment.
- Conduct control-system testing to verify proper operation, sequencing, alarms, safeties, interlocks, and system performance.
- Troubleshoot and resolve BAS programming, communication, and integration issues.
- Install, inspect, troubleshoot, and verify sensors, actuators, control panels, field wiring, and network devices.
- Verify operation of BAS points and sequences in accordance with project specifications and approved control drawings.
- Read and interpret mechanical drawings, electrical drawings, control schematics, network architecture diagrams, flow diagrams, and sequences of operation.
- Review project documentation, equipment submittals, and installation requirements.
- Participate in commissioning meetings, coordination meetings, and owner demonstrations.
- Complete startup reports, commissioning documentation, deficiency reports, and project closeout records.
- Upload and maintain commissioning documentation, test results, and photographs within project software platforms.
- Immediately communicate issues affecting safety, quality, project schedules, or customer acceptance.
- Maintain company tools, test instruments, vehicles, and equipment.
- Complete timesheets, expense reports, and project documentation accurately and on time.
- Follow all company, customer, and site-specific safety requirements.
- Support company standards for Safety, Quality, and Productivity.
Preferred
- Support integration of third-party systems including lighting controls, power monitoring, metering, access control, and energy management platforms.
- Assist with advanced graphics development and analytics implementation.
- Provide customer training on system operation and BAS software functionality.
- Participate in mentoring and training junior technicians.
Education
Required
- High School Diploma, GED, or Trade School Certification.
- Experience in building automation systems, HVAC controls, commissioning, or a related technical field.
Preferred
- Associate degree in Electronics, HVAC Technology, Mechanical Systems, Controls Technology, or related discipline.
- HVAC, Electrical, or Controls-related certifications.
